Waterfront living on the Space Coast

The Space Coast is built for life on the water. The Indian River Lagoon and the Banana River run the length of Brevard, threaded with canals, and the Atlantic sits just over the barrier island. It means sunrise over the water with your coffee, a boat in your own backyard, fishing and kayaking on a whim, and manatees and dolphins as regular company. If you like to entertain, a waterfront home earns its keep every weekend.

It is also the kind of purchase where what you cannot see matters as much as what you can. The view sits on top of a seawall, a dock, a flood zone, and a depth of water that either works for your boat or does not. Get those right and the home is a joy for decades. Miss them and the view comes with expensive surprises. My job is to make sure you get the joy without the surprises.

Understanding the types of waterfront

Not all waterfront is the same, and the differences drive both lifestyle and value. Here is the honest lay of the land.

River frontage on the Indian or Banana River gives you the widest open views and big water. Depth and wind exposure vary, so it is worth knowing what you are getting at that specific address.

Canal front trades the big open view for protected, calmer dockage. The deep water canals, like the Grand Canal in Tortoise Island, are what serious boaters look for, because they hold a larger boat and give reliable access. See how two gated canal communities compare in Tortoise Island vs Lansing Island. You will find canal homes across Satellite Beach and Indian Harbour Beach as well.

Oceanfront and ocean access put the beach at your door, with a different exposure and a different insurance picture to understand going in. On the barrier island that means towns like Melbourne Beach and Indialantic.

Interior and lakefront homes give you a water view at a lower price, without navigable boat access. A good fit if the view matters more than the boat.

Which of these fits depends on how you want to use the water. Tell me that, and I can point you straight to the right kind of home instead of a scattershot list.

What to check before you buy waterfront

This is the heart of what I do for waterfront buyers, and it is the part that protects you. Before you write an offer, I look hard at the things that surprise people after closing:

  • The seawall. Its age, condition, and whether it has been maintained or is quietly failing.
  • The dock and lift. Condition, permits, and whether you can repair, rebuild, or add what you want later.
  • Navigational depth. Whether your boat can get out at low tide, and whether any fixed bridges limit where you can go.
  • Flood zone and elevation. The real designation for that specific home, and the insurance cost in actual dollars, before it becomes a surprise.
  • HOA health, where there is one, and what it does and does not cover.

None of this shows up in a listing photo, and most of it is exactly what a buyer from out of state has no way to know. This is the honest picture I give you on every waterfront home worth considering, including the ones I tell you to walk away from.

Selling a waterfront home

Pricing a waterfront home is its own skill. Value swings hard on water position, dock, seawall, depth, and view, and a home priced like a standard listing either leaves money on the table or sits while buyers wonder why. We price it right, then we market it to show the water off properly, with professional photography, aerial drone video, and the staging and prep that make the home show at its best. Aerial video matters most for a waterfront home, because it is the only way a buyer sees the dock, the canal, and the route to open water from above. We handle the repairs and the details so you do not have to.

What's My Home Worth

Waterfront questions, answered

What kinds of waterfront homes are on the Space Coast?

River frontage on the Indian and Banana Rivers with wide open views, protected canal front with dockage, oceanfront and ocean access homes, and lower priced interior or lakefront homes with a view but no boat access. Which one fits comes down to how you want to use the water, and that is where I start with you.

Can I keep a boat, and can I get to open water?

Often yes, but it depends on the specific home. Anywhere in Brevard you reach the open ocean the same two ways, south through the Sebastian Inlet or north through the Port Canaveral locks. What changes is how long the run takes, depending on where along the county you are. For any home you are serious about, I check the real navigability, the water depth at the dock, the size of boat it will hold, and any fixed bridges along your route, so you know exactly what you can run and where you can take it.

What should I check on a seawall and dock before buying?

Age and condition of the seawall, whether it has been properly maintained, and the condition and permit status of the dock and any lift. These are costly to fix if they are neglected, so I make them part of the review before you ever make an offer.

Do I need flood insurance, and what will it cost?

On the water, flood zones and insurance are a real part of your budget, not an afterthought. I get you the actual numbers for the specific home before you commit, so there are no surprises after closing. Out of state buyers tell me this is the single most useful thing I do for them.

Does waterfront hold its value here?

Waterfront is limited by nature, which supports value over time, but not every waterfront home is equal. Position, depth, dock, and condition all move the number. I will tell you honestly where a particular home lands and why.

How is selling a waterfront home different?

Pricing and marketing both change. The value depends heavily on the water itself, and the marketing has to show the water properly to reach the right buyer. That is exactly what our concierge listing approach is built to do.

Buying from out of state? Our relocation concierge covers choosing your town, flood zones, insurance, and schools, the rest of the picture around the water.

Know what is under the view

Whether you are dreaming about a home on the water or ready to sell the one you have, you want someone who knows what is under the view, not just the view itself. That is what we do.
