Is the Space Coast right for your life?

The Space Coast is the stretch of Brevard County along Florida's central Atlantic, barrier island beaches on one side and the Indian River Lagoon on the other. People move here for the obvious reasons, the ocean, the weather, no state income tax, and for a few that surprise them: a real economy built around aerospace and defense, quiet beachside towns that still feel like neighborhoods, and rocket launches you watch from your backyard.

It is not Miami and it is not the Gulf. The pace is calmer, the beaches are less crowded, and your money tends to go further here than on the busier Florida coasts. Whether that is exactly what you are looking for, or whether a different part of Florida fits you better, is a conversation I am happy to have honestly. I would rather you land in the right place than sell you on mine.

Choosing your town

The biggest early question is not which house, it is which town. They are genuinely different, and picking the right one saves you from an expensive do over. Here is the short version.

Beachside, on the barrier island

Mainland, planned and newer

Not sure which fits? That is exactly what our relocation process is built to answer.

Set on being on the water? Docks, seawalls, canal depth, and boat access are their own skill to buy well. See our Space Coast waterfront guide.

What no listing site will tell you

Zillow shows you photos and a price. It does not tell you the things that determine whether you are happy in a home two years in. Before you fall for a listing, I get you the honest picture on:

  • Flood zones and flood history: for the specific address, not the general area
  • Insurance reality: in actual dollars, because on the coast this is a real line in your budget
  • HOA health and fees: what they cover and whether the community is well run
  • Resale: what tends to hold value here and what quietly does not
  • The daily stuff: commute times, schools, and what a normal Tuesday looks like there, from traffic to parking

This is the part out of state buyers thank me for most, because it is the part you cannot Google from another state.

My Space Coast Relocation Concierge

Buying from a distance does not have to be stressful. Here is how we make it simple.

  1. 1

We talk before you fly. We learn your priorities, your budget, your must haves, and your timeline, so we are not wasting your trip or your money.

  2. 2

We send you a real shortlist and a neighborhood briefing. Curated homes that fit, with the honest notes on flood, insurance, HOA, commute, and school locations, so you are choosing from good options instead of guessing.

  3. 3

We tour efficiently, in person. A focused visit built around your shortlist, not a scattered weekend of driving around. Many of our relocation clients also start with video walk throughs so the in person trip is the final cut.

  4. 4

We quarterback the rest. Offer, inspections, any repairs or contractors, and closing, coordinated for you even while you are still living somewhere else. You should not have to fly back three times to buy a house.

Relocation questions, answered

Is the Space Coast a good place to relocate?

For a lot of people, yes. You get Atlantic beaches, a warm climate, no state income tax, a steady aerospace and defense economy, and beachside towns that still feel like communities. It is quieter and often more affordable than South Florida or the Gulf coast. Whether it fits your life is worth a real conversation, and I will give you the honest version.

How do I house hunt from out of state?

This is what our relocation process is built for. We plan before you travel, send you a vetted shortlist with honest neighborhood notes, and use video walk throughs to narrow it down, so you make one focused trip instead of several. We handle the offer, inspections, and closing coordination from there.

Do I need flood insurance, and what does insurance cost?

On the coast, flood zones and insurance are real costs you need real numbers on before you commit, not general guesses. I get you the actual figures for any specific home you are serious about, so it is part of your decision instead of a surprise after closing.

Which town should I choose?

It depends on how you want to live. If you want beachside and walkability, the barrier island towns fit. If you want newer construction, golf, and more house for your budget, the mainland communities like Viera and Suntree are worth a look. My job is to match the town to your life, and our process starts exactly there.

What about hurricanes?

It is a fair question and I will not wave it off. Florida builds to strong codes, many homes have impact windows and updated roofs, and flood zone and insurance details vary a lot by property. I walk you through what to check on any specific home so you can make a clear eyed decision.

What is the job market like here?

The Space Coast economy leans heavily on aerospace and defense, with major employers in the space and technology sectors and a significant military presence nearby. I can point you toward current local resources for your field as part of your relocation planning.
