This home had a lot going for it. 4 bedrooms, a screened pool and jacuzzi, 2,716 square feet in one of Melbourne's most desirable neighborhoods. But it had been listed with another agent for about four months without selling.
When the seller hired us, we didn't just relist it. We relaunched it with a different strategy.
The staging came first. The previous marketing photos weren't showing the home in the best light. Before we went back on the market, I added a table to the eat-in area, adjusted the furniture layout throughout, and removed items that were making spaces feel cluttered in photos. These weren't renovations, they were small, targeted changes that made a significant difference in how buyers experienced the home online.
Then we priced it higher. We relisted the home approximately $10,000 above where it had previously been priced. Counterintuitive? Maybe. But the right price communicates value. Underpricing a home, or leaving a stale price in place, can signal to buyers that something is wrong.
We did a pre-inspection before going on the market. Because this was an older home, I recommended a pre-listing inspection to identify anything that could create problems later. That decision turned out to matter.
The inspection found rust on the water heater and damage on the roof, even though the roof was only seven years old. It turned out there was hail damage. Because we knew about these issues before any buyer did, we could handle them clearly and confidently during negotiations rather than scrambling at the last minute.
The seller replaced the water heater. The buyer and seller agreed to split the cost of the roof. The roof was replaced and paid for at closing.
No last-minute surprises. No deals falling apart. A smooth close.
The result: sold in 21 days at 99% of asking price.
